Barry Swain
Founder & Mortgage Broker
Barry Swain founded Specialised Mortgage Solutions in 2003. Barry has over 27 years of industry experience, has a Diploma in Finance and is a member of the Mortgage and Finance Association of Australia (MFAA). Ongoing training is required to maintain professional membership and Lender Accreditation so you can be assured that you are dealing with a professional that will look after you. He has been praised for his friendly and personalised, yet professional customer service.
David Irwin
Finance Broker
David joined the team as a finance broker in 2020. However his involvement in the finance industry spans over 33 years. His experience has been attained in locations across regional NSW and included both commercial and residential lending. David has been acknowledged for his customer service and assisting clients meet their goals. As Specialised Mortgage Solutions expanded into Parkes NSW in 2021, David has become our dedicated Parkes mortgage broker, helping residents of Parkes Shire with all of their finance needs.
Jesse Swain
Finance Broker
Jesse is new to the finance industry joining SMS in 2020, but by the age of 19 he had already built his first home in Orange NSW – where he was born and raised. Jesse has a wealth of experience in customer service and is no stranger to hard work, previously doing an Apprenticeship in Air Conditioning and Refrigeration. He is currently studying a Diploma of Finance and Mortgage Broking and is excited to be following in Barry’s footsteps and growing the family business. He is passionate about helping others achieve their goals of home ownership and loves being able to assist our valued clients purchase their dream homes.
Janita Perry
Loans Administrator
Janita is our loans administrator and joined the team in 2021 after a career change from an Enrolled Nurse. Janita was an existing client and was so organised that we offered her a job!
She is currently studying Cert IV in Business Administration and will continue on with her studies next year to join the team as a Finance Broker.
She is the one who will answer the phone when you call and will greet you as you walk into our office.
Our Story
Specialised Mortgage Solutions is a full mortgage broker service meaning that we have access to all the major banks as well as many other lenders. This means that you will get the right loan for you at the right price. We are based at 1/266 Summer St, Orange NSW 2800, offering our valued clients a range of options on all types of finance from home loans to car loans.
Barry Swain founded the business in 2003 in an effort to provide a much better customer experience than that of the big four banks and other Orange finance brokers. For many years he was operating by himself from his own home.
The company has since expanded into a capable team of three Mortgage and Finance Brokers and one Loans Administrator and is now situated in Summer St, in the heart of Orange’s CBD.
In 2021, SMS has teamed up with Cheryle Hayward from Raft Home Loans to expand into Parkes NSW and help the local residents with all of their mortgage and finance needs.

With access to over 25 different lenders, Specialised Mortgage Solutions does what the banks can’t and reviews hundreds of different home loan products from banks, credit unions, finance companies and permanent building societies to find the perfect loan for the unique needs of every client.
We are paid a commission by the lenders which means that our services are usually free for our clients. We only receive payment from the lender if your loan settles. That is a great incentive to ensure that we do our very best to get your loan approved and we will support you right through until settlement…and beyond!
Our service does not stop once your home loan is approved. You will be contacted regularly throughout the process to keep you up to date with how things are proceeding as well as answer any questions that you may have. Like many local businesses, a large proportion of our new business is based on referrals from satisfied clients so we want you to be happy with our service so as to tell your family and friends.
